New Indigo Ridge Neighborhood Opens on Cooper Mountain
Portland, Oregon, February 04, 2008 - The grand opening of Indigo Ridge, the new 37-site neighborhood built by Intex Custom Homes in unincorporated Washington County, is scheduled for Saturday, March 1.
The opening marks the completion of the neighborhood’s model home, which has 3,320 square feet of living space, including four bedrooms, three and a half baths, a bonus room, family room, living room and built-in eating nook in the kitchen. It includes some of the most energy efficient features of any home on the market, including a 95 percent efficient variable speed Lennox furnace, MyTemp™ comfort control system by Home Comfort Zones, a heat recovery ventilator, and a higher efficiency Lennox (16 S.E.E.R.) air conditioning unit.
All other homes built at Indigo Ridge will include these features, as well as roughed-in areas for passive solar water heating panels. The model home will include a completed solar heating system.
Indigo Ridge will consist of classic 1920s-style Arts & Crafts-style homes similar to those constructed in the company’s most recent development, Garden Grove, in southwest Portland. Buyers will have the choice of seven custom plans designed for specific lots, or any of eight other plans that can be built throughout most of the neighborhood. The homes will range in size from 2,600 to 3,600 square feet, and will be priced in the mid-$600,000s to mid-$700,000s.
Intex is contributing an additional home site at Indigo Ridge for a 10,000+-square-foot park that is slated to include a play structure and picnic area.
Indigo Ridge is located at S.W. 175th Ave. and Rigert Road, and borders a restored wildlife corridor. Many of the homes in the neighborhood will back up to the corridor.
“This is just a great site. It’s sloped, so the homes will have a view, and the proximity to the wildlife corridor will give these homes a beautiful setting,” said Intex president Joe Bauschelt.
Five other homes at Indigo Ridge and Garden Grove in addition to the model are slated for completion shortly. “Buyers interested in Indigo Ridge can select a home site and a floor plan, and work with us on what we believe will be the ultimate custom home building experience,” Bauschelt said.
Each home will be built in the style Intex is known for, with large covered porches, tapered columns, shingled pillars, wide overhangs and other Arts & Crafts features. The interiors will feature hardwood floors, extensive millwork, custom cherry cabinets, built-in bookcases, wooden columns, and a prominent fireplace forming the centerpiece of the living room. The front porches and the flow of the interior floor plans are designed to promote personal interaction and a sense of community.
All the homes will be “built green,” with zoned heating and cooling systems that provide a thermostat in every room, high efficiency furnaces, compact fluorescent lighting, non-toxic flooring and paints, and central vacuum systems that reduce dust in the home. Solar options also will be available.
Last February, Intex won top honors in five categories in the Building Excellence Awards, presented by the Home Builders Association of Metropolitan Portland. One of them was for green building, a new category that honors builders for environmentally sensitive projects that save energy and resources. Intex is being considered for several more Building Excellence Awards – including green building – at this February’s awards ceremony.
