INTEX "GREEN" HOMES OFFER BUYERS BETTER RE-SALE POTENTIAL
Local agencies release first full year of market data for "Green" Homes
BEAVERTON, Ore - In 2007 the Regional Multiple Listing Service (RMLS) added a "green" designation to home search criteria and began tracking the results. The 12 months of data recently released shows the increasing value of "green" homes as well as shorter re-sell period.
Intex Custom Homes has been the area's new construction leader in "green" homes and is the two-time winner of the Green Building Excellence Award. The honor is given annually by the Home Builders Association of Metro Portland to the firm demonstrating the highest proficiency in sustainable design and construction.
In data released by RMLS over the past year, three percent of all new homes sold in the Portland Metro-area market carried a sustainable or "green" certification brand. These homes earned more in market than homes built with traditional methods selling for an averagecompared to $185 per square foot for non-certified residences.
"Building the best green homes is simply our mission. Not only is building 'green' the responsible thing to do, but from a craftsmen's standpoint, it means that the home being built is a better structure." said Joe Bauschelt, President of Intex Custom Homes. Intex is a unique builder who has built primarily "bungalow" style homes that are architecturally pleasing and feature front porches that have been very popular with buyers. "When we build a home it is built to last 100 years," added Bauschelt.
In addition, "green" homes also sold faster than homes with no certification. New construction "green" certified homes were on the market for an average of just 66 days, compared to 73 days that all other homes remained on the market.
"We have been beating the drum for years on how green certified homes should have higher resale values, command more per square foot, and help shorten the sales cycle (time on the market). But we never had any actual proof that validated it. Now we do.", states Duane Woik, Senior Green Building Consultant with Earth Advantage, Inc. "Intex Custom Homes has been a builder that not only grasped the concept of green, but embraced it and allowed it to become a core business value that is apparent in each and every home they build that we certify."
The study and results released was a joint effort between Earth Advantage®, Inc. and the Portland Metro's RMLS. Data was compiled from homes sales in: Multnomah, Columbia, Washington and Clackamas Counties.
